Realtor's Seller's Market

I do not understand the point of the Seller's Market. Yes, I realize you can refund more of a building if removed but are there any other reasons for this function? ANY other benefits other than bulldozing the building and getting a better return back?

Not really useful in regular mode, but in strategic modes it can be useful... that is, if it were effective. While refund values drop (all the way to 0 in nightmare) it become useless even then.

I think it also keeps the sims from automatically getting sad about having their home demolished, provided you build new housing to replace their former home.
